Fire doors are a critical component of your building's compartmentation strategy. When properly installed and maintained, they contain fire and smoke within a single area, protecting escape routes and giving occupants time to evacuate safely.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must ensure that all fire doors are correctly installed, properly maintained, and fit for purpose. The Building Safety Act 2022 has further strengthened these requirements, particularly for residential buildings over 11 metres.
A fire door inspection is not a visual check. Every door must be assessed against current standards, including gap tolerances, signage, self-closing mechanisms, intumescent strips, cold smoke seals, and the integrity of the door leaf itself.
Important: Fire doors have a finite lifespan. Damage, wear, incorrect hardware, or poor installation can render a certified door non-compliant. Regular inspection is the only way to confirm they will perform when it matters.
